In September 2006, StudioJAED completed a Deferred Maintenance Facilities Condition Assessment for Westmont College located in Santa Barbara, California. Gilbane i.management is responsible for Westmont’s final coordination of capital costs and the ongoing development of its capital plan, and invited StudioJAED to provide the condition assessment.
StudioJAED was responsible for evaluating existing conditions, recording needs with associated recommendations, and identifying primary maintenance assets related to conveying, plumbing, HVAC, fire protection and electrical systems. The project scope included an assessment of 62 buildings that were categorized as academic, administrative, auditorium, gymnasium, maintenance, residence, resident hall, storage, or student services.
StudioJAED utilized its own Microsoft Access-based database application, CT2000®, to integrate:
- Geographically adjusted cost estimates including soft cost allowances developed
- Life-cycle analysis information collected for major building systems
Our findings included that Westmont’s facilities management team’s commitment to addressing deferred maintenance and implementing preventive maintenance has enabled the administration to develop an accurate long range capital plan.
